The NRP Group Set to Turn Ohio Industrial Site Into Housing

A long-empty industrial property in Columbus, Ohio is finally getting a second life. The NRP Group, a developer focused on affordable housing, has announced plans to turn the site into a new residential community called Stone Ridge at High Street. The project will deliver 150 units, all priced for households earning a range of lower to moderate incomes.

The location sits along a busy corridor, which makes it a practical choice for residents who need access to transit, jobs, and local services. The developer has said the goal is to blend the new buildings with the surrounding neighborhood while also addressing the city's ongoing shortage of affordable rental options. Construction is expected to include a mix of one, two, and three-bedroom layouts, with some units set aside for families and others for seniors or individuals.

This is not the first time the NRP Group has taken on a difficult site. The company has a track record of converting underused parcels into housing, often in places where market-rate development has not kept up with demand. For Columbus, this project represents a step toward reusing land that has sat idle for years, rather than pushing new construction further out into undeveloped areas.

Local officials have voiced support for the plan, noting that the city needs more housing at price points that working people can actually afford. The timeline for completion has not been finalized, but the developer says it hopes to break ground within the next year, pending final approvals and financing. Once open, Stone Ridge at High Street will add a meaningful number of homes to a market where rents have climbed steadily in recent years.
